Modern Luxury Living & Dining Room Project Description
This is a currently empty 2 bedroom, 2 bathroom, 980 sq ft. condo. I would like the secondary bedroom to function as a home office that can be converted into a sleeping space for guests, perhaps via a Murphy bed, or a TV room that can be converted into a sleeping space for guests. I would like to repaint the unit, adding wall papered or textured accent walls. I also would like to add 3 high tech ceiling fans--1 in each bedroom and 1 in the living room--and additional lighting. I'm considering adding glamorous and motorized window treatments as well.This project includes 2 bathroom consultations.

Masculine What type of sunlight does this room receive?
Very little sunlight What do you currently dislike about the room?
Too much dead space. Walls too bland and dark in color. No accent walls or anything to make the room stand out. No glamorous window treatments or ceiling fans. In the dining room area, there is a white door above the vent on the wall. I would like to cover this door with a large piece of art or something, if possible. I can remove the door handle so the art fits flush against the wall. What pieces of existing furniture, lighting, art or accessories do you want to keep in the design?
The house is totally empty now. There's one piece of art that I would like to incorporate if possible, but it might be too large for the space (picture attached).I have many professional quality pictures from my travels and family events that I’d like to display throughout the house. I am open to having them enlarged to any size; I just need advice on where to place them. I obviously don’t need to hand them all.

I'd like to add a ceiling fan to the living room and change the light fixture above the dining room table.. I'm open to adding an accent/textured wall somewhere, perhaps under the breakfast bar. I plan to retile the fireplace frame, so I'm open to suggestions on tiles/materials. I'm considering mounting a concealed TV in a picture frame above the fireplace (https://framemytv.com), or having no TV at all in the living room. In the kitchen, I plan to change the light fixtures, cabinet handles, and backsplash to match whatever design you come up with for the combined living room / dining room space.. I'm not a huge fan of the nickel finishes, so I'm totally open to replacing them if necessary.

I'm not quite sure how I want to use this room. I want it to function as a (1) guest bedroom and home office or (2) guest bedroom and TV room. I definitely want to incorporate bookshelves and either a Murphy bed or pull out couch. There is a large walk in closet to store things not in use (e.g., office equipment if the room is being used as a bedroom).Additional Dimensions:

Combined Living/Dining:
Since your room gets plenty of sunlight your color options are quite broad.
For your main color, we chose to use white/off-white as it offers a fresh, clean, feel to the space. White and off-white colors are often a favorite for walls because they are light, neutral, and match most color schemes. They are known to make rooms feel more airy and spacious.
Use an eggshell finish paint which has a very light touch of shine (similar texture to an eggshell as implied by its name). This finish is very often used for walls and is more durable and easier to clean than matte finish
