Project Description

We are in escrow to purchase an older English Tudor-style house. We would like to eventually renovate/decorate several rooms and are starting with the living room which has high ceilings and a lot of wood accents and windows. I generally don't like heavy wood but we fell in love with this house which has a lot of wood trim, ceiling beams, and built-ins that seem high quality and part of the character of the home. We'd like to create a modern Tudor style living room that our family can enjoy day-to-day and that we can use to entertain friends and family. Most of our current furniture probably doesn't work in this space so we're excited to work with a designer to find pieces that bring this room together.

We'd like to prioritize replacing / raising the railing in the catwalk balcony prior to moving and have a bit more time for the rest of the living room.

What do you currently dislike about the room?

This is the current owner's furniture which will all be removed.

The catwalk balcony and built in bookshelves have a lot of wood and looks overly busy. The railing needs to be replaced for safety reasons because it's too low so we would like suggestions on new raililng. We are considering removing the bookshelves and maybe putting some chairs so it's an overlook reading nook. Or at least making the bookshelves uniform height instead of with cutouts for the light sconces.

We would also like to have a piano at some point in the living room - likely the corner where the 3D walkthrough shows a piano.

What pieces of existing furniture, lighting, art or accessories do you want to keep in the design?

This is the current owner's furniture which will all be removed. We have a few pieces that may work in this room but are open to the designer's input.

Sideboard that is in our current dining room but will likely not fit in new house's dining room (1640 Laurel) so open to placing in the living room.

We have this console in our current living room under a wall-mounted television. Perhaps it can be included in the new living room. Or we can use it in the new dining room.

Living Room:

Here I'm suggesting a sophisticated, slightly creamy white for your walls and ceiling because of all the warm wood and iron fixtures.

For your main color, we chose to use white/off-white as it offers a fresh, clean, feel to the space. White and off-white colors are often a favorite for walls because they are light, neutral, and match most color schemes. They are known to make rooms feel more airy and spacious.

Use a matte finish paint because it will be helpful in camouflaging those surface imperfections such as bumps and cracks as it does not reflect light. Benjamin Moore has a washable matte finish that is durable and family friendly.
